This playhouse is built from environmentally conscious materials that withstand wind, weather, and rot, and features customizable options as well as pre-cut, easy-to-assemble pieces. This playhouse is built from LP Smart Side, which is a wood building material known for its durability, resistance to weather, and its low environmental impact. The pieces are treated with SmartGuard finishing, which uses zinc borates to resist rot and mold while minimizing chemical use and pollutant output. Because LP Smart Side is so strong and safe, the playhouse pieces are covered by a 50-year limited warranty from LP.
Your playhouse arrives ready to assemble, along with almost everything you need to build it quickly and easily. Choose your own paint colors and spend quality time with your child bringing this house to life ... it couldn't be easier thanks to the downloadable full-color manual provided with purchase. Your playhouse includes:

- High-quality siding and trim pre-fastened to wall panels
- Panelized, pre-cut wall sections

- White aluminum outside corner trim
- 2 working Plexiglass windows with screens and frames, 12 x 18 inches each
- Shutters and 2 flowerboxes
- 2 Cape Cod dormers (non-functioning)
- 2 grid windows in dormers (non-functioning)
- Child Dutch door for front of house (20W x 40H inches)
- Adult Dutch door for side of house (34W x 61.5H inches)
All provided parts are pre-cut and in ready-to-assemble condition, and the trim and siding is primed and ready for paint. You supply paint, Dripedge (roof edging), and shingles.

Assembly
Our DIY playhouse kits are designed for easy assembly. Unless otherwise noted, they should require an average of two adults working four to eight hours to complete. Panelized walls, pre-cut pieces, and alphabetized labels help make the process simple, as does the downloadable full-color instruction manual (link provided with your purchase).
When assembling your playhouse, please make sure to choose a level area for installation. We recommend an area that is covered in crushed stone, patio block, or concrete, in order to form a base for the playhouse. However, because the playhouse bases are made from treated lumber, they can be placed directly on the ground. If you do decide to prepare a base for your playhouse, make sure it measures 1 foot wider than the house itself on all sides.
If you are interested in moving your playhouse to another location in the future, you should purchase and install 4 x 4 runners before completing assembly. Once runners are in place, the playhouse can be moved by your local tow truck company with the use of a flatbed and a winch. If you are simply moving the playhouse across the yard, you can do so with heavy wall PVC piping. Call Little Cottage Co. at 330-893-4212 for more information and assistance.

We bought this kit for our daughter's second birthday. Eventhough Mama waited until the last minute to order it, it arrived in time for her birthday (ahead of the estimate they gave me). It arrived in two enormous pallets, delivered right to our door. Then the fun began.
It took two sets of handy grandparents and Mama a solid weekend to construct. The instructions were clear and everything was labeled well, it was just a lot of pieces to unpack, organize and then construct. We got the chimney, porch, floor and loft options, so understandably that added some time. All the effort was well worth it. The house is adorable and our daughter loves playing in it and sweeping her little porch. We added a mailbox, made a cushion and pillows for the loft, sewed some little curtains, and covered the floor with interlocking foam tiles. It's so much fun.
If you are on the fence about adding the extras, dont be. The floor is a must, the porch adds more outdoor play space, and the loft is a perfect little reading area. I'm really glad we splurged.

I purchased the 8' 10' for a "barn" for our mini horse. I searched for months for housing forher that didn't look like a barn (our HOA is a pain). Finally landed on the PlayHouse.com site.
Minis live in a tall word like short people. We wanted her house to be "just right". My husband constructed the house and had a great time doing it. From the time he got two walls up Brandy knew that the house belonged to her. She was in and out during the entire construction process.
The materials and instructions were great!! He has added so many nice touches to the house because the ease of putting it together inspired him to add wonderful details. And .....
the mini doesn't pee or poop in it . Now that is pride of ownership. The house is the talk of the neighborhood and the kids enjoy going in and out during their mini visits.
